What do I need to pay upfront?

If it is a lease, you will need to pay a rent deposit, which is either a quarter or six months rent. Sometimes a greater rent deposit will need to be provided depending upon your status. You will also have to pay your solicitors costs, quarterly rent in advance and possibly insurance and service charge. You would usually have to lodge a holding deposit with Claridges Commercial to secure the property.

What is the rental payment period?

Rents are usually paid quarterly in advance (3 monthly).

What identification do I need?

You will need to provide your photo ID (driving licence or passport) and a copy of a utility bill dated within the last 3 months to comply with statutory Anti-Money Laundering Regulations.

What are Full Repairing and Insuring Leases?

When you take a lease you are required to maintain the property and keep it in good order, not only at the end of the term, but throughout the lease. You are also expected to pay for the insurance for the property. The landlord normally insures the property and you would reimburse the landlord upon request.

What happens if I want to vacate the property?

Most leases allow you to assign the lease. This means you can transfer your lease from one party to another with the landlord’s consent only. Some leases allow you to sub-lease the property in part or in whole. This is lease specific and you would need to check the wording within your lease.
